Luckily a physical test can determine the concentration of Radon in your home
and, if found high according to EPA guidelines, mitigation of the problem can be
done.
From a choice of several EPA approved types of tests we use the following:
Short term passive tests. These are
tests done over an integrated, continuous period of two to seven days via the electret
method (E-PERM). They have the advantage not to depend on the electrical
systems in your home, and are not influenced by humidity levels, They are more likely
used by home-owners who are concerned about their radon level or sellers before putting
their home on the market as opposed to buyers during real estate transactions.
Short term active tests. These are
tests done over a 2 day period using a Continuous Radon Monitor. These
tests are usually used by buyers in REAL ESTATE transactions as they have the advantage
that the test has tamper resistant features built in..
Radon Decay Product Tests, also called
Working Level Meter Tests. These are tests done over a 2 day period using
a Continuous Radon Decay Products Monitor. These tests are usually
used in a Commercial Environment because the OSHA guidelines governing the working
environment were historically formulated in terms of the radiation level (Working
Level) to which workers in the radiation industry were exposed. This applies to all
working environments nowadays.
Buyers in REAL ESTATE transactions may use these
meters assuming that the Equilibrium Factor, a measure of the fraction of free floating
radon decay products is assumed to be 50%.
Alpha track detectors are integrated
tests over 90 days or more.
They are usually used in the case home owners have
found levels close to the EPA threshold using one of the short term tests described
above. In such a case the home owner wants to approach a more accurate estimate of
their year long, average exposure to Radon. Alternatively they are used by home owners
who have had their home mitigated and want to verify whether their home remains below
the EPA threshold for mitigation over longer duration.
